iab’s motto of maintaining a close working relationship with its clients is demonstrated in this £4.1 million design and build Toxicology Laboratory in Oxfordshire. The project involved the conversion of a large warehouse facility into a series of offices on a new mezzanine floor, laboratory space on the ground floor below the mezzanine and development of a large warehouse. At the front of the building, an existing ground and first-floor office area was refurbished to suit the client’s requirements. The project was carried out over a nine-month period and was completed on time and budget.
The project disciplines were:

- 9-metre high double block work and jumbo stud warehouse/ office and laboratory wall
- Steel framed and fireproofed mezzanine floor to support open-plan offices, managers offices, and meeting rooms.
- Comprehensive external concrete plant base Galvanised internal and external plant gantry
- Full mechanical and electrical installation, door access control, intruder and fire alarm system, External CCTV system.
- Comprehensive HVAC installation.
- Walk-in fridge and freezers.
- Laboratory furniture and recirculating filtered fume cupboards.
- Nitrogen generation plant with cylinder back, distribution pipework and drop point regulators.
- Clean compressed air supply via nitrogen generator.
- Bottled helium supply and pipework distribution.
- Triple Red specialist water plant and distribution pipework.
- Due to the increase of in power requirments, we also planned and upgrade the incomming power supply for the client
- This project required full planning permission, this was complete by iab for the client.
