iab was appointed by Spire Healthcare to complete the Histopathology Lab Refit in October 2017. This was after a 6-week multi-round tender process, which involved iab demonstrating its ability to complete the project on time, on spec and on budget.

Before the project started on site, iab worked for 6 weeks with Spire to re-engineer the design. The project then started on site at the end of November 2017 and was completed in just over 14 weeks.

The Parkway 1 building comprises of 4no. separate units with the Spire’s Histopathology Laboratory Refit located on the ground floor.

iab started by completely stripping out the existing open plan office area. We then fitted out the area with a series of laboratories, offices, plant room and modifications to an external storage area and rear entrance.

The labs were fitted out with Whiterock clad walls, polysafe flooring and a vinyl tiled suspended ceiling. iab then installed their standard cantilever laboratory furniture with mobile under bench cabinets.

With this being a Histopathology Laboratory, Spire required 6no. Downdraft Cut-up benches. 3 of these were standard fixed height external extracting units, 2 were recirculating and 1 was an adjustable height external extracting unit. We also installed 2no. extract systems, one for the downdraft benches and one for a Class 2 safety cabinet. We supplied and installed a Class 2 Safety cabinet.

To balance all the air being removed by the extraction systems we have installed a large HVAC system. This includes 2no. AHU’s. One that provided replacement air to the labs with the ventilated downdraft benches. This area also had a secondary duct that was designed to open if the main AHU failed, ensuring that the lab always has a clean way of supply of fresh air. The other unit was to provide fresh air to the general areas. This extracted air to meet the requirements of building control. The air that is extracted from the general areas goes through a heat recovery system. As part of the system we installed Air Conditioning in all areas, the lab areas are centrally controlled due to the equipment in these areas requiring a set temperature. Whereas the office areas are individually controlled to allow the occupants to be comfortable.

As part of the fit-out, we have installed a standalone fire alarm, door access and CCTV system which are linked back via the BMS to the main Spire Didsbury Hospital.

To maximise the store place with the lab area, we create a dedicated storeroom with a modern flexible roller storage system. This helps increase the storage space over traditional racking storage.

All areas have new modern energy saving LEDs light installed with DDA compliant sockets and data outlets along all the walls in 3 compartment trunking.

The office areas were all fitted to a high office standard with carpet throughout.

Externally Spire required an entry for sample deliveries to be made outside of normal hours, we installed a new external door and access ramp to the rear of the building for this purpose.

They also required a Reagent Store. The store needed to be away from the main building. We converted an existing bin store in a fully ATEX Rated Reagent Storage building. To do this we installed ATEX rated heating, lighting and ventilation, as well as installing new underground drainage and an uprated compound fence for security.
